Property Description

This fee-simple, town-home is in Desert Mountain, an established, 8,200 acre, gated, golf and recreational master planned development in the foothills of the Continental Mountains on the northern edge of Scottsdale at altitudes ranging from 2,600' to 4,500' ASL. This location, north of Phoenix, Arizona, is about a fifty-minute drive to Phoenix Sky Harbor Airport. More particularly, this home is in a certain 'Village' in Desert Mountain known as 'The Haciendas', one of some 35 such neighborhoods (each of them also gated) in the development, which has about 1,900 finished homes in it. The home is 3,248 square feet in size, is on a 9,539 square foot homesite, and is at an elevation of approximately 2,950' ASL. The solar exposure of the enclosed back yard of this home is to the north. Its "hacienda" style architecture makes for a very private enclosed back patio space, with a water fountain, a fireplace, and a built-in barbeque. Its architectural style is Spanish Colonial, and it is an open, "Great Room" floor plan. It has three bedrooms, three full baths, and one powder room on the main level, and a one-room casita on an upper level, accessed by a set of exterior stairs from the enclosed back patio. It was built in 2007 and is in excellent physical condition. One of its nice features is views out into grassy areas with some trees, a relatively unusual feature for the Haciendas. Desert Mountain enjoys very low real estate taxes. The 2018 taxes for this home were only $5,586. Another nice feature of this home is that The Haciendas include their own large community pool and a small fitness center just for its residents. The furnishings are available under a separate Bill of Sale.
In addition to much scenic High Sonoran Desert beauty, Desert Mountain is home to the Desert Mountain Club, a private golf and country club owned by its members (membership available upon application) with seven golf courses (six of them designed by Jack Nicklaus), seven clubhouses, nine restaurants, and impeccable service all for the private enjoyment of club Members (see details below). A membership to the Club is not included with the purchase price but is available under a separate Bill of Sale from the owner at a price competitive to what one could be obtained for from the Club.
Desert Mountain's housing stock ranges in size from about 1,800 to over 20,000 square feet and in price from about $700,000 to over $10,000,000. (Some to-be-built condominiums are available on a contiguous parcel being developed now (early 2019) and which will ultimately contain about 190 homes and the seventh Club golf course, an eighteen-hole par-three course known as "Seven"; call for details). Some vacant lots remain for sale in Desert Mountain proper, but it would be difficult to buy a lot and build a home of this size for an amount remotely close to this home's list price.
By wide acclamation, Desert Mountain is one of the finest communities of its type in North America and has welcomed property owners and Club members from all over the U. S, Canada, Great Britain and western Europe over the years. In addition to the possibilities presented by membership in The Desert Mountain Club and scenic views, Buyers have been attracted for a host of reasons including warm sunny winter weather (and very tolerable summers, too!); a dry, virtually mosquito-free climate, world-class shopping, major league and collegiate sports, terrific air service, a wide variety of cultural attractions (Phoenix is the fifth largest city in the US!), and easy access to the incredible attractions of the American Southwest. The development also has a fifteen-mile hiking, biking, and horseback riding trail system in the mountains at the back of the property up to an altitude of 4,890' ASL for the use of all residents. The views are fabulous!
The Desert Mountain Club is rightfully internationally famous for its golf. In addition to the seven courses and seven clubhouses, there are four practice ranges and a high-tech golf performance center. Of course, a tremendously wide range of non-golf outdoor recreation and social activities are available. The Club is the emotional, physical, and social "core" of Desert Mountain. One of the current Clubhouse facilities is the Sonoran Clubhouse, a truly amazing swim, tennis (on grass, Har-Tru and cushioned hard-court surfaces), fitness, spa and dining facility. It enjoyed a $12,000,000 renovation in 2016. The following summer, six pickleball courts, two bocce ball courts, and two croquet courts were added. It is now perhaps the premier facility of its type in the entire Southwest.
Daytime high temperatures in Desert Mountain are typically about ten degrees cooler than what is normally associated with Phoenix due to the community being nominally 2,000 feet higher than the Phoenix Airport's elevation of 1,137' ASL, where official temperatures are recorded. Daytime winter activities are rarely affected, but in the summer the temperatures drop significantly, fifteen to twenty degrees below what the airport reports. Because of this, Desert Mountain has become a very active, twelve-month a year community. Being somewhat removed from the city means the stars are bright at night and the air is much cleaner than what lies over the Valley. The nearby towns of Carefree and Cave Creek supply all the shopping needs Desert Mountain owners require. If you want to venture "off property" for a meal or some fun, there are 69 restaurants and bars within about sixteen minutes' drive.
Overall, Desert Mountain is a noted, remarkable place to spend time, if not live in full-time. It is so good, three multi-million-dollar lottery winners have chosen Desert Mountain over the years as the place they want to live.
Against this backdrop of privacy, service, beauty and recreation, Haciendas 12 represents an unusually nice opportunity and value. The owners have priced this home to sell, have maintained it well over the years, and have put it in impeccable shape for new owners.
Thanks for your interest in this home. We look forward to showing it to you someday and helping you learn about the community, the Club, and the area! In the meantime, please enjoy an introductory video on Desert Mountain, a link to which can be found under the Photos tab.
